Notice of Public Meeting - July 12th at 6:30pm - Dorothy Zoning Bylaw Amendment

NOTICE OF A PUBLIC MEETING CONCERNING A PROPOSED AMENDMENT TO THE (FORMER VILLAGE OF WINCHESTER) ZONING BY-LAW OF THE CORPORATION OF THE TOWNSHIP OF NORTH DUNDAS    

TAKE NOTICE that the Council of The Corporation of the Township of North Dundas will hold a public meeting on the 12th day of July 2022 at 6:30 p.m. at the North Dundas Municipal Council Chambers 636 St. Lawrence Street, Winchester, Ontario to consider a proposed amendment to (Former Village of Winchester) Zoning By-law No. 25-96 under Section 34 of the Planning Act, R.S.O. 1990, Chapter P. 13, as amended.

THE PROPOSED ZONING BY-LAW AMENDMENT would change the zoning of the lands known as Part of Lot 49, South of Main, municipally known as 528 St. Lawrence Street Winchester, as indicated by the blue outline area on the attached Key Map. The purpose is to permit as single family detached dwelling as well maintain the existing zoning by re-zoning the property from “General Commercial (C1)” to a dual zone “General Commercial (C1)/ Residential Second Density (R2).                                 

IF THE PROPOSED BY-LAW is adopted, the subject property will be permitted to have a single detached dwelling as the principal use as well as the Bed and Breakfast establishment and other commercial uses currently permitted under the General Commercial (C1) Zone.  This amendment will create a double zone on this property, thereby permitting both a single detached dwelling and general commercial uses (examples: insurance office, real estate office, retail outlet, law offices).

IF A PERSON or public body would otherwise have an ability to appeal the decision of the Council of The Corporation of the Township of North Dundas to the Ontario Land Tribunal (the Tribunal) but the person or public body does not make oral submissions at a public meeting or make written submissions to the Township of North Dundas before the By-law is passed, the person or public body is not entitled to appeal the decision.

IF A PERSON or public body does not make oral submissions at a public meeting or make written submissions to the Township of North Dundas before the By-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
